At the center of this is Everest Place, a $1.5 billion mixed-use development in Orlando anchored by the upcoming Nickelodeon Hotels & Resorts Orlando. To secure financing, Rashid oversees both the equity-raising process and the financial modeling that supports investor decision-making. This includes the creation of structured funds, return projections based on conservative assumptions, and milestone-based reporting to demonstrate project momentum. Financing strategies are coordinated in parallel with development progress, allowing the team to meet funding requirements while continuing to advance permitting, design, and construction timelines.
“Institutional capital doesn’t move unless the fundamentals are there,” Rashid explained during a recent planning session. “You need to show progress, meet deliverables, and have skin in the game.”

That approach has shaped how Rashid manages risk. In the early stages of Everest Place, his team self-funded critical pre-development work—such as engineering, entitlements, and horizontal infrastructure—to ensure control over the process. The project is now fully master-planned, with civil approvals in place and building permits pending. Infrastructure is completed, and vertical construction is expected to begin once final approvals are received.
The Nickelodeon resort, developed in collaboration with Paramount and Lionstar Hospitality, will include 211 hotel rooms and 184 branded residences. These residences are offered as income-generating assets under a managed hospitality model. The resort features immersive experiences, a themed water park, retail, and dining, and is expected to draw significant tourism traffic once operational.
For investors, the appeal lies not only in the individual components but in the structure of the development itself. The broader Everest Place site includes a variety of revenue-producing assets, including retail space, residential units, entertainment, wellness facilities, and multiple hotel brands. Rashid’s approach integrates brand partnerships, market feasibility, and long-term operational planning into a single development cycle.

Beyond Orlando, Rashid is actively managing Teramir Group’s international projects. The company is currently involved in hospitality and infrastructure projects in the Middle East, including early-stage development of data centers and resort properties.
